These Terms and Conditions govern your access to and use of Sweetstar (the “Site”), owned and operated by Sweetstar.co (“Company,” “we,” “us” or “our”). Sweetstar.co operates as an online property showcase and prospective resident intake portal for furnished mid-term rental homes in New Jersey (typically 30+ days) and select short-term stay recommendations where available and legally permitted. By using the Site, you agree to these Terms.

1. Nature of the Site and Informational Purpose

• Property showcase and recommendations. Sweetstar.co works as an informational marketing and lead-generation portal. The Site showcases furnished apartments and houses for mid-term occupancies, such as corporate housing and relocations, insurance housing while a home is repaired, travel nurse and other temporary assignments, and transitional housing. It may also recommend or feature short-term and weekly rentals where calendar availability, building bylaws and local municipal regulations permit.

• No direct online e-commerce. The Site is not an e-commerce checkout store, a direct point-of-sale retailer or an automated instant-booking engine.

• No tenancy created through the Site. Browsing listings, submitting inquiries, requesting dates or sending pre-qualification details through the Site does not create a landlord-tenant relationship, a license to occupy, a leasehold interest or a guaranteed property reservation.

2. Inquiries, Availability and Pre-Screening

• Showcase accuracy and recommendations. We make reasonable efforts to keep photographs, amenity lists, pricing ranges and calendar guidance current. Recommendations for short-term stays and mid-term listings remain subject to prior lease signing, minimum-night thresholds, municipal permitting limits and owner confirmation.

• Screening procedures. Depending on the length of the proposed stay, prospective occupants must complete our standard verification steps. These may include government-issued photo ID verification, background screening, credit checks, income or employment confirmation and reference checks. All screening follows applicable federal, state and local fair housing standards.

3. Stays, Leases and Financial Terms

• Signed agreements govern. Every stay, whether a multi-month mid-term lease or an eligible shorter stay, is governed exclusively by a separate, legally binding written lease, occupancy agreement or transient lodging contract (the “Lease Agreement”). The Lease Agreement is signed between the applicant (“Client”) and the property owner or management operating entity.

• The Lease Agreement controls. If marketing copy, verbal statements or Site materials differ from the signed Lease Agreement, the signed Lease Agreement controls.

• No online returns or exchanges. The Site does not sell retail consumer goods, so merchandise returns, product refunds and exchanges do not apply.

• Deposits, cancellations and terminations. Your signed Lease Agreement governs all terms about security deposits, holding fees, move-in payments, cancellation schedules, early departure penalties and refund eligibility.

4. Fair Housing Commitment

Sweetstar.co conducts business in full compliance with the Federal Fair Housing Act, the New Jersey Law Against Discrimination (NJLAD) and all relevant local housing ordinances. We do not discriminate on the basis of race, color, national origin, religion, sex, familial status, disability, sexual orientation, gender identity, marital status, source of lawful income (including rental assistance vouchers) or any other protected classification.

5. Permissible Use and Prohibited Conduct

You agree to use the Site only for personal, non-commercial purposes to explore housing options. You agree not to:

• Submit false, impersonated or fraudulent inquiry or screening data;

• Scrape, crawl, harvest or extract listing copy, interior photographs, rates or floor plans with automated scrapers, bots or scripts without our written permission;

• Republish, syndicate or mirror any property media or descriptions on third-party rental or classified channels;

• Interfere with Site security, upload malicious code or try to enter administrative or inquiry databases without authorization;

• Use listing details to solicit property owners, hosts or residents directly outside of Sweetstar.co.

6. Intellectual Property

All Site content, including trademarks, brand logos, copy, architectural renderings, photographs, floor plans and layout code, is the proprietary intellectual property of Sweetstar.co or its content licensors. We grant you no license, assignment or ownership interest, except the limited right to browse the Site to evaluate housing.

7. Privacy and Communications

Our Privacy Policy explains what information we collect through the Site, how we use it and how we handle SMS messages. Please do not send sensitive health records, diagnostic information, Social Security numbers or government ID numbers through web forms or unencrypted email.

8. Third-Party Links and Software

The Site may include or link to outside platforms, such as third-party tenant screening portals, digital lease signing software, virtual tour tools or maintenance request systems. Sweetstar.co does not operate or control these platforms. We take no responsibility for their performance, availability, content or privacy practices.

9. Disclaimer of Warranties

THE SITE AND ALL SHOWCASE CONTENT ARE PROVIDED STRICTLY ON AN “AS IS” AND “AS AVAILABLE” BASIS.

SWEETSTAR.CO DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT A RECOMMENDED SHORT-TERM STAY OR MID-TERM PROPERTY WILL REMAIN AVAILABLE UNTIL THE LEASE IS COMPLETE. WE ALSO DO NOT WARRANT THAT THE SITE WILL OPERATE WITHOUT INTERRUPTIONS OR ERRORS. See also our Disclaimer.

10. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, NEITHER SWEETSTAR.CO NOR ITS MANAGERS, MEMBERS, OFFICERS, EMPLOYEES OR AGENTS SHALL BE LIABLE FOR ANY INDIRECT, INCIDENTAL, PUNITIVE, SPECIAL OR CONSEQUENTIAL DAMAGES (INCLUDING LOSS OF USE, ANTICIPATED HOUSING SAVINGS OR BUSINESS INTERRUPTION) RESULTING FROM:

• YOUR ACCESS TO, USE OF OR INABILITY TO USE THE SITE;

• ANY LISTING OMISSION, PRICING ADJUSTMENT OR SCHEDULING DISCREPANCY; OR

• THE OUTCOME OF ANY TENANT SCREENING OR APPLICATION REVIEW.

OUR TOTAL LIABILITY ARISING FROM OR RELATING TO YOUR USE OF THE SITE SHALL NOT EXCEED $100.00 USD. ALL LIABILITIES, CLAIMS, OCCUPANCY DISPUTES OR DEPOSIT CLAIMS RELATING TO AN ACTUAL STAY ARE GOVERNED SOLELY UNDER THE DISPUTE PROVISIONS OF YOUR SIGNED LEASE AGREEMENT.

11. Indemnification

You agree to defend, indemnify and hold harmless Sweetstar.co, its affiliates, officers and contractors against any losses, expenses, damages or legal costs (including reasonable legal fees) arising from your misuse of the Site, your violation of these Terms or your willful submission of deceptive inquiry information.

12. Governing Law and Dispute Resolution

The laws of the State of New Jersey govern these Terms and your use of the Site, without giving effect to conflict of laws principles. Any legal suit, claim or proceeding arising directly from these website terms (excluding tenancy disputes covered under a signed lease) must be brought exclusively in the state or federal courts located in the State of New Jersey.

13. Modifications to These Terms

We may revise these Terms at our discretion. The “Last Updated” date at the top of this page shows when changes take effect. If you keep browsing or submit inquiries on Sweetstar.co after we post an update, you accept the revised Terms.
